The Sabadell City Council will give the green light on Monday to the cession of the La Roureda plot, where a private operator will build 30 protected rental flats and a supermarket. The plot, valued at 4.5 million, will be awarded through a public tender.
The Plenary of the Sabadell City Council is set to approve the cession of the La Roureda plot next Monday, located at the junction of Costabona Street and Àger Street. The land will be awarded through a public tender to a private operator, who will construct 30 protected rental flats along with a supermarket.
The plot has an approximate buildable area of 6,638 square meters for housing and 2,554 square meters for commercial use. The estimated value of the contract amounts to around 4.5 million euros. The awarded party will be responsible for executing both the construction of the flats and the commercial facilities, but the ownership of the land will remain public. According to municipal sources, the City Council will retain ownership of the property and, after 75 years, will reclaim the building with all improvements incorporated.
Once construction is completed, the distribution of the flats will be carried out according to the criteria of the Official Protected Housing Applicant Registry of Catalonia, managed locally by Vimusa. Additionally, this plot is part of the land registered in the Generalitat's plan to promote 50,000 social housing units throughout Catalonia, which will allow access to the aid provided in this program.
The City Council has recently expanded the number of registered plots within the framework of the 50,000 Plan to twelve, doubling the initial six. These twelve plots already have an assigned developer, among which La Roureda stands out, and they will be able to accommodate a total of approximately 460 new protected flats. As a new feature, the rehabilitation of twenty flats in one of the registered plots has also been included.
Currently, Sabadell ranks second among Catalan cities and tenth in Spain for the total volume of public housing designated for social or protected rental. Municipal sources attribute this result to exploring all possible formulas: entirely public projects, mixed, and public-private collaborations.
Meanwhile, the first phase of urbanisation of the La Roureda plot has already been completed, which includes a new children's play area and community gathering spaces. The area features a slide, children's games such as sand and spinning dolls, as well as urban furniture with bins, bicycle parking, and wooden and concrete benches. Approximately fifty linear meters have also been made available for residents to sit comfortably.
The space has been enhanced with the planting of holm oaks and oaks aimed at providing natural shade during the hottest hours, along with various shrub species. A distinctive aspect is the triangular configuration of this children's area, a recurring design throughout the urban development, intended to adapt to the complex topography of the site. The cost of this first phase has been close to 975,309 euros.
Due to the temporary loss of spaces during the construction, a new provisional parking area has been established that will continue to operate after the works. It offers the neighbourhood about one hundred new spaces, accessible from the lower section of Àger Street.
The City Council has detailed the plots registered in the 50,000 Plan. Among the new ones are Can Gambús 3.2 (Kurdistan Street, 48) with 44 flats promoted by Vimusa; Ctra. Barcelona (319-325) with 17 flats managed by a foundation linked to COHABITAC; Serralada Camaró (Serralada Street, 119) with 22 flats; Centre (Sant Pau Street, 90) with 12 flats; Can Llong (Berlin Street, 1) with 21 flats; and Illa Àurea (Illa Àurea, 12) with the rehabilitation of 20 flats under direct management by Vimusa. Among the previously registered are Can Gambús 1 (Malta Street, 146-180) with 110 flats, Can Gambús 3.1 (Malta Street, 110-126) with 62 flats, and the La Roureda Complex (Costabona Street, 27) with 100 flats.
The La Roureda project represents a further step in the municipal strategy to increase the stock of affordable housing in Sabadell, combining public-private collaboration with the preservation of public land ownership. Neighbours in the area will benefit from both the new protected flats and the improvement of public spaces and commercial facilities.
